Empty rooms, running HVAC

A room is serviced, inspected or simply left with the card removed — and the fan coil keeps conditioning empty air until the next check-in.

Windows open, cooling on

Guests ventilate a room while the HVAC holds set point. Nobody notices until the utility bill arrives.

DND that nothing reads

“Do not disturb” is a card on a handle. Housekeeping still knocks, and lights and HVAC still run at full set point.

Retrofits that ask too much

What the platform controls

One edge host (gateway + RCU) drives the room; the same platform carries the rules, the reporting and the permissions.

HVAC & fan coil

Presence-based set-back and off states. Set-back is applied only when a room is confirmed empty — sensing and door-contact state must agree — so a guest who has gone quiet is never cooled out of the room.

Lighting & sockets

Relay-level control of lights, sockets and floor heating, with scenes that follow arrival, rest and departure.

Curtains & shades

Motorised curtains close on departure and on sleep detection, and open on wake or on scene commands from the panel.

Card power, DND & doorplate

Card power switch, doorplate, make-up-room and doorbell modules share the same host — one device family, one platform.

Common areas & back of house

Zone and floor logic for corridors, meeting rooms and back-of-house areas, with auto-off on verified absence.

Metering & saving reports

Per-room, per-floor and per-property consumption and saving reports come from the native PMS suite — no separate analytics licence.

    Room kit

    Each room gets one edge host, relays sized to the actual load, sensing, and the panels, switches and thermostats your interior calls for.

    Commission

    Scenes and set-back rules are configured from one platform — no per-room programming on site, no laptop on a ladder.

  4. 04

    Integrate

    Room status, check-in/out and energy data flow through the open API to your PMS; the BMS keeps its KNX / Modbus view.

  5. 05

    Measure

    Energy reports per room, floor and property. Rules are tuned from the platform without touching hardware.

    Scale

    The same room kit and the same platform extend to the next floor, the next building or the next property in the group.

Questions engineers ask

Guest comfort, false-off and retrofit

Will guests notice the system at all?

Set-back only runs when a room is confirmed empty, and comfort rules always take priority over saving rules. When a guest is present the room behaves exactly as it would without the system; the savings come from the hours the room is genuinely vacant.

If a guest sits completely still, will the room go dark?

This is the failure mode that gives occupancy-based energy systems a bad name, so we never rely on a single sensor. CSI sensing, radar and door-contact state are cross-verified before the platform treats a room as empty, and the confirmation delay is configurable per property.

Do we have to replace the HVAC or rewire the rooms?

No. The host bridges RS485, KNX / Modbus and Zigbee, so retrofits work on the existing bus and existing HVAC interfaces. New builds can go wireless where wiring is impractical.

Does this need the cloud?

No. The control platform and the PMS suite run on a local server inside the property, and core automation keeps running with no internet connection. Guest-room data stays inside the building.

How do you connect to our PMS?

Through the open API and documented interfaces. Room status, stay and energy records are exchanged with the property management system your front desk already uses — see the PMS integration page for the data model.

How is the energy saving calculated?

Our calculator uses a transparent baseline of 720 USD per room per year of controllable energy and 95 USD per room of installed cost, adjusted for your electricity tariff and average vacancy. It is a model, not a guarantee — the property survey replaces the assumptions with your meter data.
